We feel that our dreams came true when we discovered this house - a minute away from the ski slopes, yet in a world of its own. There is nothing else like it at Bretton Woods. Surrounded completely by National Forest land, the house sits on 32 acres bordered by National Forests on 3 sides, and the Ammonoosuc River on the other. It's located right below the West Mountain ski trails at Bretton Woods. The river runs along the property for over half a mile, and there are several separate private beach areas to be enjoyed - sandy beaches and pebble beaches. Awesome for tubing, fishing, swimming! Spectacular views of the mountains, including Mt Washington, will greet you when you are not immersed in the stunning woods. In front of the house, a large meadow is kept open by the National Forest Service to provide forage for many animals including moose and deer. On an opposite corner of the property is a beaver pond and a bog area that is a popular feeding ground for moose on summer nights, when it is not unusual to see people sitting near the entrance to our driveway to wait for the majestic animals to show up. Throughout the property, patches of blackberries, blueberries and raspberries alternate with beautiful woodlands and the sound of the river. In warm summer nights, you will be mesmerized by the thousands of fireflies that fly all around the property. Fly fish, swim, tube from your own backyard. And at night, enjoy more stars than you thought possible while making s'mores on the fire pit. The 32 acres parcel of land is an ecological treasure for its biological diversity, encompassing different habitats from river beaches to flood plains to balsam fir and spruce forest to wetland and a stunning vernal pool. For this reason, we have become a Certified Wildlife Habitat and are working with the State and Federal government to provide accessibility and protection of these sensitive habitats.

ABOUT THE HOUSE
Decorated in lodge style, the house is furnished with everything you need, from a fully stocked kitchen to linens and towels. We also have AC units for those warm summer days! The house has 2 floors and a huge (12 foot deep) deck.
The top level features over 1700 sf of living space, plus a huge deck overlooking the meadows and the surrounding mountains. The views are outstanding, spanning from Cherry Mountain to Mt Washington to the slopes of Bretton Woods. We offer complimentary high-speed wifi and a huge library of on-demand movies and shows from Amazon Prime, Hulu, HBO, Netflix, etc, plus live cable TV.
You will come in from the front door, which is located on the meadows side. As you walk in, a mudroom provides a convenient place to take your shoes off and leave your jackets. From there, you will have the living room on your left, and the sunny "family room" on your right.
LIVING ROOM/DINING ROOM/KITCHEN
To the left as you walk in, you will find the open concept living/dining room and kitchen. The living room features rustic themed log furniture, and the TV is equipped with Roku, which will give you access to tons of live and on-demand programming including cable TV, HBO, Hulu, Netflix and Amazon, plus hundreds of other channels. The oversized patio doors let you soak in the views and bring sunlight all day long, and a gas-powered wood stove keeps you warm and cozy. The large kitchen is fully stocked with everything you could possibly need, and the outdoor patio and kitchen is a true show-stopper!
To the right of the mudroom as you walk in is a spacious family room, which has a couch and an electric fireplace. A great spot for the kids to play, or to sit down and read a book while enjoying the views and checking for wildlife in the meadows.
The large master bedroom features huge sliders onto the deck and great views, and a private master bathroom with jetted Jacuzzi tub and separate shower area. The bed is queen sized, log style.
The additional 2 guestrooms on this floor feature a queen bed, and a twin over futon respectively, giving a total of 5 comfortable sleeping spaces.
A huge, 12 foot wide deck wraps around the house to give you even more places to soak in your incredible surroundings from. It's the perfect spot for an afternoon drink or a morning coffee! Relax in the mountain breeze and watch the hummingbirds fly by, or the occasional wildlife.
THE LOWER LEVEL
The downstairs provides an additional 2 bedrooms, one with a queen sized bed plus a twin bed, one with a full over full bunk plus a queen bed. In addition, there are 2 pull out couches that sleeps an additional 4 people. While a lower level, you still get full sized windows that let you enjoy partial views, and you also have access to a TV room with a full set of living room furniture, an extra kitchen and a POOL TABLE!
WHY CHOOSE US?
First of all, words and pictures just can't do justice to this property. You will literally be immersed in the majesty of the White Mountains National Forest, and all it has to offer. The property offer several distinct areas, from thick pine woods to meadows to decidous forest and of course, the river frontage and many beaches. All this, just 1 mile from the Bretton Woods base area!
Most importantly, we care about our guests, and we will be with you every step of the way to make sure you have a fantastic vacation. We make it easy with a smooth check-in check-out process (just drive right up to the property, we use electronic locks so you don't need to pick up keys anywhere!), and late check-outs and early check-ins whenever possible.
About the Moose Lodge and Cabins
Surrounded by National Forest and the Ammonoosuc River, the 32 acre lot provides a wide array of habitats for many animals. Some of the ones that you are more likely to encounter include Brown Bears, Moose, Snowshoe Hares, Beavers and White Tailed Deer. Bobcats are also present, but they are rather secretive and only rarely seen. In addition, the property is home to hundreds of different birds. In fact, the area in front of the Moose Lodge, named “Brooks Field,” is one of only 3 designated open areas of the National Forest. The National Forest Service keeps this area trimmed to support a nesting habitat for a number of birds.
In addition, you will notice a lot of wetland around the property, especially on the Western side. These areas are dotted with small creeks and vernal pools, which in the right season are full of tadpoles and salamanders. In early summer, however, it’s the fireflies (aka lighting bugs) that steal the show! You will see them everywhere, but especially over wet areas as they engage in their spectacular mating behavior.
Many visitors want to see moose – and rightly so. They are beautiful (albeit goofy looking) animals! The best spot is just a few hundred feet to the left of our gate, along 302. The muddy pit is one of the best spot in all of New England to see moose, and a favorite stop for the moose tour. Keep in mind, moose do not like the heat, and tend to remain in the woods during the day. The best time to spot them is spring time, or the evening or early morning hours in the summer. In the winter, they tend to migrate to higher grounds, where strong winds mean less snow accumulation and easier access to food.
Please note – these are WILD animals. While attacks are extremely uncommon, exercise caution and never approach wildlife, as tame as it may seem. Even that small bear cub can be dangerous – mama bear is most likely not far, and will not like you being too close to her cubs. If you encounter a bear, remember – they are as afraid of you as you are of them. Make lots of noise and they will most likely quickly turn around. Enjoy our animals but please, respect nature!
###A NOTE ABOUT EVENTS AND WEDDINGS###
Unlike condos and residential areas, the Moose Lodge is perfect for events such as bachelor parties, family reunions, etc. There are 3 units on the 32 acre properties, ensuring lots of privacy. However, we ask guests to be mindful of excessive outdoor noise between the hours of 10 pm and 8 am, to avoid bothering guests from the other units. If desired, however, guests can book all 3 units, which will eliminate the need for quiet hours.
With its spectacular setting and fantastic outdoor space, the Moose Lodge is also a great venue for your informal wedding or for a large gathering. Events and weddings with >30 invitees are subject to the following conditions:
1. $2,000 event fee, which includes the use of a 20x40 tent, 10 6-foot tables and 50 chairs
2. Guest must rent portable toilets
3. Guest must rent all units on the property, including Moose Lodge, Bear Cabin and Owl Roost
4. Minimum of 4 night rental is required

We couldn't of asked for a more perfect spot to get married. The house comfortably accommodated my family and the wedding party with more family/friends who rented the cabin on the same property. We spent the entire week relaxing on the porch, setting up for the wedding, swimming in the river a short walk from the house, grilling up food outside and just enjoying ourselves. If you're looking for a place to host your backyard wedding that can still hold 100 guests, with breath taking scenery, and all the amenities you need, (not to mention the hugely helpful and AMAZING hosts) you've found your spot!
Had a great time! The house was spacious and property beautiful. Nature is all around you, from the view of Mt. Washington right off the patio, to the walking trails bringing you to a river right on the property. The owners were very helpful and responded quickly to questions. Would highly recommend.
Property was clean and well-stocked it was everything that was advertised. The grounds of the property are beautiful, beautiful views of the mountains in access to the nearby River. I definitely recommend this property two other renters looking to experience the White Mountains
My family really enjoyed our staying at your lodge, we had a great time together there. The house is very spacious, we suggest more lights outside patio and bbq area. The upstairs bathrooms are a little rusty and it would be nice to have more house games. Thank you for your welcome greeting and all the detailed informations. We have been trying to balance tasteful landscape lighting that is bright enough to enjoy the outdoors while not overwhelming the ambiance with excessive brightness; we will think of a way to increase lighting without making it annoyingly bright. Additionally, I will follow up to see if you are able to provide more details on the "bathrooms being rusty." We just completely replaced the fixtures in the upstairs bathrooms last month, so we are not entirely sure where you may have seen rust! On the house games front - we actually just threw away a dozen or so games because over time pieces have gone missing or been damaged, so we will get some more ASAP! You were great guests and we really appreciate your feedback, it's very helpful!
All I can say is WOW !!! The Moose Lodge was by far the most beautiful places I’ve ever stayed. They say in real estate location is everything,all you need to do is look at the pictures above and you’ll see that’s true here. The house itself is also amazing. Plenty of room for a large group or a family reunion. Very clean,comfortable and designed perfectly. The owners Alex&Aaron are super nice people and we look forward to seeing them again next year. If you’re looking for a spacious property with proximity to the mountains and Bretton Woods, this is a great find. There is tons of sleeping spots and it’s quite spacious with the second living area in the basement. The kitchen had everything you need to make meals and we were completely satisfied. There was lots of space outdoors to snowshoe right out the door and we didn’t get around to using the fire pit, but it’s super close. Our stay was a group of 9 and we had more than enough space. I’m sure the place can sleep double because there’s futons everywhere. The basement was a bit musty, but we stuck the younger groups down there to sleep and play pool late into the night. The TV options worked great and there’s board games onsite which is really great. What made the stay truly great was the kindness and generosity of the hosts. They answer queries super quick and the went above and beyond to help us on a few separate occasions. On New Year’s Eve we also had a spectacular view of the fireworks at the Mt-Washington right from our living room so that was a super suprise!! We hope to definitely return in the future! Thanks!
I rented this property as a get away with my children and grandchildren. I was pleasantly surprised because it was more than I expected. The grounds were lovely with a built in kitchen and an outdoor dining table that sat 16. There is a path that goes down to a clean, clear stream which the children loved and after would have a baseball game in the yard. There is a large deck to have cocktails on in the evening while the sun goes down behind the mountains. The veiw was spectacular. We had alot of laughs together; it was a great bonding experience. The owner, Alex, is easy to talk to and very accommodating. I was truly impressed. We look forward to coming back!!!

Our group of 14 friends stayed at the Moose Lodge and had the most perfect weekend! We hung out Friday night in the yard by the fire pit, making s'mores. The new pond was the perfect background noise. On Saturday we went hiking at one of the trails recommended by the owners and then took some floats down to the river. We used the outdoor kitchen for dinner and ate outside at the awesome farm table that fit our whole crew. It was an amazing weekend. The house was perfect - it had plenty of room for us to hang out together in the living room & kitchen and also plenty of bedrooms for people that wandered to bed earlier. The house itself was clean and in perfect condition! The owners were very knowledgeable about the area and were super helpful in giving us ideas about what to do and directions to get anywhere we wanted to go!
The owners of the property were attentive and quick to respond and help. The property itself was everything that was described and more. Great scenery and great trails. First of all, the host, Alex was fantastic. He responded to any questions right away, and was extremely knowledgeable about the area. He sent detailed information packets, not only about the house, but also about hiking areas that were close by that he recommended. They were fantastic recommendations as well. I rented the house with my colleague and fourteen graduating high school seniors. The house was amazing. It fit all of us comfortably, with various living areas and bedrooms. The house was impeccably clean and linens and bedding were top notch. The beds were comfortable, the kitchen was great to cook in and the whirlpool tub and sauna were a hit with my students. They also loved the pool table, big screen TV and comfortable couches downstairs. We loved the walk to the river - where my students swam in the cold, clear water - and we enjoyed our nights at the fire pit under the stars. The view from the house was spectacular and my colleague and I loved our morning coffee on the deck with the sound of the birds, rushing river and the view of the mountains. Fantastic bird watching - we saw multiple hummingbirds. The house is centrally located and is right off the highway (down a long, winding road) so it's easy to access hiking trails, N. Conway, Lincoln, Flume Gorge, or anywhere else. The house was private and quiet - truly a sanctuary. We had an incredible time - my students and I will never forget it - and Alex made the experience so much better. I definitely recommend this place!
I had the pleasure of renting the Moose Lodge this past week. Our group was pretty diversified and large - 8 adults and 7 children - ages 6,5,4,3,2,1, 10 months. Grandparents + three families. Last yr we rented from the same owners on the Mt. We decided with the kids - space was what we needed inside and out - and space is what we got! 32 acres - in which we were able to take the kids out snow-shoeing, hiking and short rides on the snowmobile. The wrap-around porch was an added luxury and just one mile from Bretton Woods - We rented the upstairs and downstairs - which had three living spaces, two kitchens, 5 bedrooms, 3 bathrooms, pool table and sauna along with additional futons for added sleeping spaces. The kitchen had all the small appliances you could imagine. The owners are totally attentive to every detail for your comfort. I hesitate to say this - since it will make it harder for me to reserve - but this is a hidden jewel - Couldn't ask for any improvements - definitely one of the best places we have rented over the past ten years.
We just got back from Bretton Woods and had a great time. The house is very clean and there's plenty of room for everyone. The property is set back from the road so it's nice and quiet. There is plenty of room in the backyard for games with the kids and gathering around a fire. We also loved the trail in the backyard to the river which was perfect for a hot day. The welcome email from the owners provided so many details of the area and things to do. We had a great time are looking forward to our next trip.
A group of my friends and I had the absolute pleasure of staying at this wonderful home in Bretton Woods. The owners were SO easy to get a hold of and were very helpful in answering all of our questions prior to our arrival. We were beyond impressed with the home when we arrived - set back from the main road so no loud noises, huge property, and plenty of room for all of our guests. The property itself was great but it was also very close to so many different attractions that everyone in our group was able to find something to do - hiking, Mt. Washington, Canoeing.... amazing weekend!
If you love spectacular views of Mt. Washington, beautiful hikes through the woods of New Hampshire, and amazing local wildlife, this spacious home is for you. We were only able to visit in the summer but I can only imagine this would be a prime spot for anyone who loves winter sports like snowboarding and skiing. Perfect amount of space for a family or a group of couples who just want to get away for the weekend. The best part of the trip was our morning coffee on the front deck and swimming in the river on the property. The only downside was we didn't see a moose! Highly recommended.
